CHARLOTTE BUSINESS JOURNAL: THE SWITCH YARD WINS HEAVY HITTERS AWARD FOR TOP ADAPTIVE-REUSE DEVELOPMENT

The Switch Yard has wrapped the first phase of its adaptive-reuse project in Charlotte’s FreeMoreWest neighborhood.
Abacus Capital and its partners, Big Cypress Capital, an SB360 affiliate, and Stockbridge, are behind that venture, which will provide 96,000 square feet of Class-A office space when complete.
The project sits on a 3.8-acre parcel near the intersection of Tuckaseegee Road and Jay Street.
“As we have built our business over the past five years, we have tried to skate to where the puck is headed, so to speak, by targeting emerging locations, neighborhoods, and assets such as this,” says Wes McAdams, managing partner with Abacus.
925 Tuckaseegee provides 30,000 square feet of creative office space. It is 100% leased with tenants including Design Group and Birdseye Renewable Energy. A second 66,000 square foot building, 1001 Tuckaseegee, is expected to deliver by March.
The Switch Yard reimagined two 1950s warehouses, creating spaces with expansive window lines, exposed ceilings, and views of uptown and South End’s skylines. There’s a 10,000 square foot outdoor amenity deck between the two offices.
“Abacus’ goal with each one of our office redevelopment projects is to deliver competitively differentiated product for our end consumers or tenants,” McAdams says.
That can assist with employee recruitment and retention.
